**Closing & Escrow Terms:
• Closing Agent: Closing and escrow services will be managed safely by Sterling Title Partners, Inc. (Boca Raton, FL), who operates as a direct Bluegreen closing partner.
• Earnest Money Deposit: A deposit of $500.00 is required from the buyer immediately upon contract signing to secure the transaction and fund the upfront Bluegreen transfer application processed through Sterling Title.
• Final Balance Payment: The remaining balance of $500.00 shall be deposited by the buyer into escrow immediately following the waiver of Bluegreen's Right of First Refusal (ROFR) and prior to final title work.
• Fee Distribution: Buyer's initial $500 deposit covers the bundled Bluegreen transfer/title fee. Seller will pay the $125.00 escrow management fee out of the final sales proceeds.
