This is a deeded unit with annual usage, offered by a private seller who has owned the unit for 19 years. Terms of sale: $10,500 + $650 minimum attorneys fees (see below) + $75 resort transfer fees + $1472. maintenance fee (covers 2026 usage, August 21-28). The sale will be transacted and escrowed by a local attorney with extensive Cape Cod timeshare experience.

Attorney fees include all legal fees, deed recording fees, transfer and excise taxes, and escrow and distribution of the sale proceeds. If any owner is deceased, an original death certificate will be required for each.  There is an additional $105 recording fee for each death certificate. If all owners are deceased there is a minimum $300 additional legal fee. If the unit is held in, or going into a trust there is a minimum additional fee of  $325 for preparation and recording of the Certificate of Trust.  You will also need to provide a scan of the trust. Depending on the trust there may be other fees and costs as well.
