Week 14 in Key West has some of the very best weather, warm but not hot, virtually no humidity. As you likely know, Sunset Harbor is the preferred HVC resort in Key West given its location, being in easy walking distance to Duval St. with all its restaurants, shops, and attractions. Week 14 often falls with Spring Break and/or Easter week, which makes it extremely easy to rent for a profit vs. annual MFs, if you choose not to personally use it. We purchased this week 14 in 2018, have stayed there only once in 2019, and rented it for $3,700 - $4,700 every other year.

We would split 50/50 the Hyatt transfer fee of $650 and closing agent fees/taxes of approx. $1000 total ($500 each buyer/seller).
