Spend Memorial Day week in your own deeded fixed week free-standing Hilton Head property. This is a free standing building, not a multi-unit property. A 2 bedroom free standing A-frame, with a third bedroom loft, in the Sea Pines gated community; often Memorial Day week. 2025 Maintenance fees paid. Buyer will select closing agent and pay all closing costs. This is week 21 according to Standard Timeshare Use Week; the deed states week 20, but the new Management Company prefers to use the Standard Timeshare use week tables, and acknowledges the one week difference in their published 2023/24 Timeshare Calendars. Anything to add some confusion........ Letter to owners acknowledges this year's maintenance fee is somewhat of a catch-up fee, and higher than "any of us would like." There was also a one time "pool assessment" of $45.45 which was paid. Community access pool apparently. I have never been to this property, but children and friends have used it several times. There is a walking path to the beach. A pond/lagoon of sorts out the back, rest just a green area. Dates below were for 2024, will supply 2026 dates if needed.

Below is "cut and pasted" a little more info about the property: It is a free standing 2-3 bedroom A-frame, not part of a large building. Loft is additional bedroom, or not, depending on how you want to count it. All within the gated community that is Sea Pines. Another person interested said they contacted a transfer agent who insisted that this was a Marriott property, which it is not, although maybe everything else in Sea Pines may be. This is called Sea Pines Night Heron. There are a group of maybe a dozen, maybe eighteen or so of these around a circular drive. Was actually a Marriott property when I bought it in 2000, but Marriott sold it very soon after that, and it has since changed hands twice again, most recently about four years ago. I expect the photos are of a renovated (model) unit.
