Wyndham Santa Barbara is located at 1301 S. Ocean Boulevard in Pompano Beach, FL, across the street from the beach. Beach access is available directly across from the resort or through Wyndham Royal Vista, four buildings north.

Wyndham Santa Barbara has a heated outdoor pool with live entertainment, hot tub, and bocce ball.

Unit 801 is a 1,200 sq. ft. one bedroom, two bath condo with a living/dining area, full kitchen, and a wrap-around balcony on the south-west corner of the building and another balcony off the bedroom, south-facing and overlooking the pool area. You have views of the ocean through other condo buildings and views of the Intracoastal Waterway.

This unit sleeps up to six. The bedroom has a sleeper-sofa in addition to the king bed. The living area has another sleeper-sofa. Laundry facilities are available on the floor but not in the unit.

This is a fixed week, Week 1 in Unit 801, that has been converted to points (140,000 points) in the Wyndham system.

Starting thirteen months before check-in and continuing until ten months before check-in, you may reserve Week 1 in Unit 801. Starting ten months before check-in, you have 140,000 points to use to make reservations in the Wyndham system.

The Fort Lauderdale/Pompano Beach area teems with things to do -- museums, tours, day trips, water sports, shopping (boutique and flea market), eateries (fine dining, family restaurants, and fast food), golf, casinos, and deep-sea fishing. The concierge can help arrange activities.

We have stayed at Wyndham Santa Barbara many times and always enjoyed it.

Buyer pays for closing and transfer costs. Closing costs are estimated at $500 if closing is done by LT Transfers. Wyndham's transfer fee is $399. Buyer may select a closing company.

Maintenance fees are paid monthly along with fees for other Wyndham properties owned. Seller will continue to pay monthly maintenance fees until the transfer to the new owner is complete.

Maintenance fees on this contract are admittedly high. The value of this contract is not the points, rather the unit and week. Mid-winter weeks in South Florida are hard to come by.
