We are selling our Villa, Unit C5108, a 2BR/2BTH full kitchen, POOL & OCEAN VIEW at the Royal Sands Resort in Cancun. The entire facilities and beachfront are EXCEPTIONALLY WELL MAINTAINED.

The all inclusive is optional for owners.

This resort is well located close to high end shopping mall and local craft markets. Only 20 minutes from the airport via the resort shuttle service (very safe). There is a fantastic spa ONSITE, as well as multiple restaurants, a coffee shop and market a short walk from our main floor unit for those things you may want to have on hand in your kitchen.

The entire villa can be utilized as a 2BR/2BTH with Kitchen and Living OR can be separated into a "Master Suite" that has bedroom, bath, dressing room/closet with safe, living room and kitchen, completed by a full balcony. The second or LOCKOFF unit has 2 queen beds, bathroom, coffee maker, refrigerator and safe and it's own balcony! You can stay only using the 'suite', while renting out the LOCKOFF to COVER THAT YEAR'S MAINTENANCE FEE! This is easy as there are 2 separate entrances and DOUBLE WALL adjoining doors, which are lockable from the interior of each room. The entire unit can comfortably sleep 8 with kids!

We have shared this space over the years with many family members and its a great place to bring your chidren, grandkids and feel totally safe. There are activities specifically for kids (and adults too!).

Free Shuttle bus that goes to the other 4 Royal Resorts properties and a newer property in Play Del Carmen!
