Serious buyer looking for a mandatory Vistana / Vistana Signature Network ownership with annual usage and full StarOptions transfer on resale.
Preferred resorts/phases (in order):
* Sheraton Vistana Villages – Key West phase (preferred)
* Sheraton Vistana Villages – Bella phase
* Will also consider Westin Kierland Villas or other mandatory Vistana resorts with strong MF-per-StarOption ratios.
Ownership specifics I’m looking for:
* Deeded, annual usage (no biennial/EOY)
* Mandatory VSN ownership where StarOptions transfer to buyer on resale
* Target StarOptions range: roughly 81,000 – 95,700 SO per year (2BR or 2BR lockoff typical configs)
* Season: Gold Plus or Platinum (flexible, but higher-demand seasons preferred)
* First usable year: 2027 or earlier, depending on closing timing
Maintenance fee preferences:
* Looking for a competitive maintenance-fee-per-StarOption ratio; ideally around or below $0.015 per StarOption (excluding VSN club fee). For example, a 95,700 SO SVV Key West 2BR lockoff with MF in the ~$1,100–$1,400 range is ideal.
Budget & closing:
* Cash buyer, no financing needed.
* Total purchase price target will depend on resort, season, and MF, but I’m generally looking in the low- to mid-four figures for typical SVV Key West/Bella contracts.
* Prefer seller to pay 2026 MF and standard closing/transfer costs, but open to discussion for the right contract.
